Showroom Workstation have an exciting opportunity for a Maintenance Operative to join their small and busy maintenance team.
The maintenance operative will take a hands-on approach to the upkeep of our 1930s Art Deco Building, providing a range of maintenance services and responding to Helpdesk tickets. The post-holder will have day to day supervision of the maintenance assistant as well as deputising for the Facilities and Maintenance Manager in their absence.

Role responsibilities
- To support the Facilities and Maintenance Manager in keeping up a rolling programme of routine inspection, preventative maintenance, and general repairs to the fabric of the building (interior and exterior).
- Helpdesk system – as part of the team, ensure that day to day repairs and maintenance needs are responded to on a timely basis while prioritising the severity. Ensure any delays and updates are clearly communicated to clients.
- Provide information and assistance to specialised contractors, ensuring they follow our internal rules and policies and health and safety guidelines as appropriate.
- Undertake general facilities support tasks, following maintenance processes and operations.
- Work individually or as part of a team to complete repair and maintenance tasks.
- To work within agreed budget limitations.
- To work autonomously when required, and to work with the Facilities and Maintenance Manager to prioritise and schedule the team workload to achieve the greatest overall efficiency for the company as a whole.
- Communicate effectively with building occupiers to minimise inconvenience when planning and undertaking building maintenance.
- To liaise with Facilities and Maintenance Manager and other team members to ensure management are advised of any serious defects that may require the attention of a specialised contractor.
- To undertake the day-to-day supervision of the Maintenance Assistant, as well as any temporary apprentice roles.
- Deputise for the Facilities and Maintenance Manager in their absence.
- To participate in appropriate training as required.
- To be part of the on-call team for any alarm activations or larger urgent maintenance issues and attending site as required.
- Keeping all appropriate databases and directories lists up to date in accordance with GDPR regulations and our own policies.
- To undertake any other reasonable and relevant duties which may be required by the Work Station Management Team, which do not alter the overall nature of the post.

Person specifications
Essential:
Proven track record in a wide range of maintenance skills demonstrating basic competency in:
- Plumbing
- Electrical Work
- Joinery
- Light Building Work
- Painting and Decorating
- Carpet laying
- Window cleaning
- To be able to work autonomously with the ability to prioritise own workload.
- Awareness of health and safety issues as they relate to the working environment and the
general public. - The ability to work with a wide range of people in a variety of situations.
- The ability to demonstrate initiative and to work as part of a team.
- Due to the nature of the post, a good level of physical fitness.
- Flexibility regarding working hours
- Supervisory experience
- Commitment to equality, diversity, and fairness in the workplace.
Desirable:
- Experience of working in any professional trade sector
- Ability to work at heights with ladders and scaffolding tower.
- Experience of using Facilities Management software (familiarity with using basic IT systems / Microsoft software / computerised help desk systems)
